San Diego had a productive second quarter. Compared with the same period last year, housing activity strengthened as more homes went under contract and more sales closed, pointing to a market that remained active through the first half of the year. At the same time, pricing and inventory did not move uniformly, reinforcing that broad countywide numbers no longer capture the full picture. Looking beneath the headline statistics reveals meaningful differences in how each segment of the market performed.

The detached market continued to draw its strength from limited inventory. New listings declined 10.0% year over year compared to Q2 last year, yet pending sales increased 5.7% and closed sales rose 6.2%, leaving fewer opportunities for buyers than a year ago. That imbalance helped support pricing, with the median sales price increasing 3.3% to $1.105 million and the average sales price climbing just over 6% to nearly $1.48 million. Homes also spent only two additional days on the market, suggesting that demand has kept pace despite a smaller supply of available properties.

The attached segment told a different story. Sales activity accelerated at a faster rate than detached homes, with pending sales up 12.6% and closed sales increasing 7.4% from the same period last year. Unlike the detached market, however, that increase in transactions did little to move prices. The median sales price was virtually unchanged, rising just 0.6% to $679,000, while the average sales price slipped 1.2%. New listings edged up 1.9%, giving buyers a modest increase in available inventory, and the average marketing time extended from 36 to 40 days. More homes changed hands, but pricing remained comparatively stable.

Stronger sales activity, limited inventory in the detached market, and more balanced conditions in the attached segment all contributed to a healthy first half of the year, but they also highlight that opportunities are becoming increasingly market specific.
